REALTORS® Bob and Mike is a real estate team operating at Max Broock Realtors, located at 410 N. Center St., Northville, MI 48167. References to "we," "us," and "our" refer to REALTORS® Bob and Mike and the agents operating under that name.

2. Eligibility

The Site and our Services are intended for use by individuals 18 years of age or older. By using the Site or contacting us, you represent that you are at least 18 years old.

3. Use of the Site

You agree to use the Site only for lawful purposes. You may not: use the Site in any way that could damage, disable, or impair it; attempt to gain unauthorized access to any part of the Site or its underlying systems; use automated means (bots, scrapers, or similar tools) to collect data from the Site without our prior written consent; or submit false or misleading information through any form on the Site.

4. Intellectual Property

All content on the Site — including text, photographs, property descriptions, graphics, logos, and the REALTORS® Bob and Mike name and branding — is owned by us or our licensors and is protected by copyright, trademark, and other applicable laws. You may not reproduce, distribute, modify, or create derivative works from any content on the Site without our prior written permission, except that you may share individual property listings for personal, non-commercial use with attribution to the Site.

5. Real Estate Information Disclaimer

Property listings, pricing, availability, square footage, and other details displayed on the Site are provided for general informational purposes and are subject to change without notice. All information is deemed reliable but is not guaranteed and should be independently verified. Nothing on the Site constitutes legal, financial, tax, or professional real estate advice, and you should consult qualified professionals before making decisions about buying, selling, or financing real property.

6. Communications & Consent

By submitting a form on the Site, calling, texting, or emailing us, you consent to be contacted by REALTORS® Bob and Mike by phone, email, and/or text message regarding real estate services, using the contact information you provide. Where a form includes a separate consent checkbox for text messaging, that checkbox governs your SMS consent specifically, as described in Section 7 below.

7. SMS Text Messaging Terms of Use

(i) Use of SMS Text Messaging

We use SMS text messaging to send transactional updates (such as client portal access links, transaction status updates, and appointment confirmations) and, where you have opted in, periodic relationship-nurturing messages such as market updates, new listings, and general check-ins.

(ii) Unsubscribing from SMS Text Messaging

You can cancel SMS messages at any time. Just text STOP to any message you receive from us. After you send "STOP," we will send you a confirmation that you have been unsubscribed, and you will no longer receive SMS messages from us. If you want to receive messages again, simply opt in again as you did the first time.

(iii) Assistance

If you are experiencing issues with the messaging program, reply with the keyword HELP for assistance, or contact us directly at [email protected].

(iv) Carrier Liability

Carriers are not liable for delayed or undelivered messages.

(v) Frequency and Data Rates

Message and data rates may apply to any messages sent to you from us and to us from you. Message frequency may vary. If you have questions about your text or data plan, contact your wireless provider.

(vi) No Sharing of Opt-In Data

No mobile information, including phone numbers or SMS consent, will be shared with third parties or affiliates for marketing or promotional purposes. Information may be shared with subcontractors that support the delivery of our services (such as customer service or CRM providers) solely to help us provide those services.

12. Governing Law & Disputes

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-law provisions. Any dispute arising out of or relating to these Terms or the Site will first be addressed through good-faith informal discussion between the parties before either party pursues formal legal action.
